The certificate of habitability is a mandatory document both for selling a property and for renting.

The Program of Technical Inspections of Residential Buildings
All residential buildings must undergo a technical inspection before the age of 45, taking
as the date for determining the age of the person listed in the cadastre. In case it is not listed, you can
prove seniority by other means permitted by law.
In order to prove compliance with this obligation, the report of the technical inspection must be submitted to the Administration
of the apartment building before the age of 45, with the following exceptions:
1. For multi-family residential buildings with a post-1950 antiquity, the following is established
programming to pass the technical inspection of the building:
Old building Term to pass the ITE inspection
Between 1951 and 1960 Until December 31, 2015
Between 1961 and 1971 Until December 31, 2016
From 1971 The year it turns 45 years old
2. For single-family housing buildings:
Old building Term to pass the ITE inspection
Prior to 1900 Until December 31, 2016
Between 1901 and 1930 Until December 31, 2017
Between 1931 and 1950 Until December 31, 2018
Between 1951 and 1960 Until December 31, 2019
Between 1961 and 1975 Until December 31, 2020
From 1975 The year it turns 45 years old
Buildings of single-family homes that have a certificate of habitability in force at the time of reaching the
deadlines set in this calendar are not required to submit the report of the technical inspection of the building
until the date on which this certificate of habitability expires.
3. In the case of residential buildings that carry out comprehensive renovations and have obtained the license
municipal municipality of first occupation, or in their case, have made the prior communication provided for in the regulations
after the works have been completed, the 45-year period of obligation to pass the
technical inspection begins from the date of completion of the comprehensive rehabilitation works set by the
certificate of completion.
ENERGY EFFICIENCY CERTIFICATE
A certificate of energy efficiency is required for rental properties or for any transfer of real estate. Qualify the energy efficiency of the property.
